A lovely waterfront scene Keith It reminds me of a calendar we used to get from the firm I worked for many years ago it featured a painting by Rowland Hilder I think it's the bare trees that reminded be he rarely painted trees with leaves

Flooding, as far as I know is rarely a problem. They can lower the levels in the pond beforehand by opening the sluice gates and letting it out into the sea. It is very well monitored. Moat houses are well set back from the edge of the pond and on a slightly higher level too.

Funnily enough, over 30 years ago we very nearly bought a house in another spot near this millpond.........but couldn't quite make the purchase price. I really wish we'd taken the risk and got a bigger mortgage at the time...............hindsight is a wonderful thing :-))
